3 Live/Work units at the Modern will be sold with a preference for BRA
certified artists. This project is located at 255 Northampton Street. Prices
range from $187,900 for households with income below 80% Area Median Income
or AMI (see chart below), $237,800 for households with income at or below
100% of AMI and $287,700 for households with income at or below 120% of AMI.
Minimum income limits apply.

Avenue, South End on Friday, November 17th before 8PM and Saturday, November
18th, 10am-12pm. Or, call 617-248-0531 to have an application sent to you by
mail or email. Applications must be returned by mail postmarked no later
than December 2, 2006. Reasonable accomodations made for people with
disabilities. Selection by lottery. Asset, Use and Resale Restrictions
apply. Preference for Boston Residents, Household size of at least one
person per bedroom and First-Time Homebuyers. The Modern units feature a

Westinghouse Plaza Project Summary
The developer, Mother Brook LLC proposes 63 units in a renovated building
for artists to live and to work. The project will include ground floor
commercial uses and artist live/work space on the two upper floors of
Building C within the Westinghouse Plaza complex.

The ground level of Building C will continue to be occupied by the existing
commercial tenants, with a new elevator and lobby area for artist access.
The second floor will consist of live/work spaces, containing living space
which will be combined with separate work studios across the hall. New
clerestory windows will allow light into these shared studio spaces. A
common laundry room and clean-up rooms with industrial sinks will be
provided. The Third Floor will house a combination of live/work flats and
two-level live/work lofts. 
Households must be BRA certified artists to purchase the artists units.
However, the proposed project's artist live/work space use is to be released
by the BRA and converted to residential use under the following conditions:
any of the artist units are not sold within twelve months after commencement
of marketing; and the developer has exercised good faith and due diligence
to market artist units to artists.
